Borelli and SiliconX Construction Receive Approval for New Retail Center on Saich Way in Cupertino

Saich Way Station CupertinoFive years ago, the neighborhood retail center on Saich Way at Stevens Creek Boulevard in the heart of Cupertino had a fire that destroyed most of the businesses located there.  Now, developer Borelli Investment Company and contractor SiliconX Construction have received approval from the Cupertino City Council to rebuild and expand the center to 15,500 square feet of retail space.  Construction is expected to begin in the 1st quarter of 2014, with completion expected by October 2014.

Surrounded by some of the largest and most successful employers in Silicon Valley and situated across Saich Way from a busy Target store, the Saich Way Station center promises to offer its tenants not only high-quality Class “A” retail space, but also an incomparable, high-traffic location.  This desirable combination for tenants has already resulted in approximately 50% of the expanded center to be pre-leased.

“We and our team have worked very hard with the long-time family owners of the property and the City of Cupertino to design a project that complements the well-planned Cupertino community,” said Tom Purtell, Chief Operating Officer of SiliconX Construction.  “This has made the project very attractive to the retailers we’re talking to and we’re excited about the prospects for the center going forward.”

Built from the Ground Up

Saich Way Station CupertinoThe construction project will involve complete demolition of the existing structures on the site, and then building the new retail center from the ground up.  There will be ample parking and extensive landscaping that will include orchard-like trees consistent with Cupertino’s heritage.  Further, because the retail center falls within Cupertino’s Heart of the City Specific Plan area, attention will be paid to ensuring that the site is friendly to both pedestrians and cyclists, with wide walkways and bike racks in front of the retail businesses.

Borelli to Manage North First Office Building

Borelli Investment Company has been retained to run point on property management at this Golden Triangle office building.

epochEpoch Realty Capital has made its third Silicon Valley deal in less than a year, picking up a 123,000-square-foot office building in Silicon Valley’s Golden Triangle. Epoch will embark on a multimillion-dollar renovation, including a complete re-do of the entry and lobby area “to bring a current, high-tech feel,” Love said. Borelli Investment Co. has been retained to run point on property management.

General Contractor Named for Nvidia Campus

nvidiaSouthern California powerhouse Matt Construction Corp. has been selected as general contractor to build the first phase of the $300 million Nvidia Corp. campus in Santa Clara.

The company displaces Webcor, which had been announced in February as the general contractor for the first 500,000 square feet of a one million square-foot development.

Nvidia proposes a two-building campus of matching triangles characterized most obviously by their massive expanse: 250,000 contiguous square feet on each of four floors. It is slated to accommodate 2,500 workers on 25 acres the company acquired in 2009.

Bay Area Real Estate Forecast: More and Better

citySan Jose and San Francisco are among the top-10 jobs-producing metropolitan areas in the country today based on their employment growth rates over the last 12 months, the brokerage finds. Together with the Oakland metropolitan area, the region is growing on the order of 100,000 jobs a year and should maintain that pace for the next several years, Hessam Nadji, Marcus’ managing director of Research and Advisory Services, said.
